Marley Estates is committed to safeguarding the personal data of our landlords, tenants, buyers, and applicants in full compliance with the UK Data Protection Act 2018. We collect personal details strictly to execute estate agency contracts, conduct statutory Right to Rent checks, and fulfill client property instructions.
Personal data collected for referencing purposes is stored in encrypted facilities and shared solely with authorized credit reference agencies, deposit protection schemes, and contracted maintenance contractors. We retain data strictly in accordance with statutory accounting and property redress guidelines.

UK GDPR Client Protections & Statutory Protocols
Under the UK General Data Protection Regulation (UK GDPR), clients have explicit rights regarding their personal data, including the right to access, rectify, or request erasure of non-statutory records held by Marley Estates.
Requests to exercise data rights can be lodged directly with our Data Protection Officer at [email protected]. Formal Subject Access Requests are processed without fee within 30 statutory calendar days following identity confirmation.
Tenant Fee Schedule
In accordance with the Tenant Fees Act 2019, prospective tenants renting via Marley Estates are subject only to permitted statutory fees outlined below.
Holding Deposit
Capped at 1 week's rentCapped at 1 week's agreed rent. Reserves the property during referencing and is credited towards the first rental installment.
Security Deposit
5 weeks' rent5 weeks' rent (annual rent under £50,000) custodialized with the Deposit Protection Service against damage or arrears.
Unpaid Rent Interest
3% above BoE base rate3% above the Bank of England base rate, levied once rent remains unpaid for 14 consecutive days.
Lost Security Keys
Exact invoice costCharged at exact replacement invoice cost for fobs and keys, with contractor receipt provided.
Variation of Agreement
£50 inc. VAT£50 inclusive of VAT for processing novation or tenant-requested amendments.
Early Tenancy Surrender
Actual incurred costsActual incurred landlord marketing and inventory expenses as permitted under statutory legislation.
